Single-family serious delinquencies continued to decline in April, however, multi-family serious delinquencies are now increasing. Freddie Mac reported that the Single-Family serious delinquency rate in April was 0.61%, down from 0.62% March. Freddie's rate is down year-over-year from 0.85% in April 2022. This is at the pre-pandemic lows. Freddie's serious delinquency rate peaked in February 2010 at 4.20% following the housing bubble and peaked at 3.17% in August 2020 during the pandemic.
